How do I book a property?

Do I need to book through Airbnb or Booking.com?

No! Booking directly through Rental12.com gives you the best rates, earlier check-ins, and later check-outs. Plus, you'll get access to exclusive promotions.

What is your cancellation policy?

Our standard cancellation window is between 14 and 7 days before arrival, depending on the property and season. We always try to find the best human solution where possible. Please check the individual listing during checkout for exact conditions.

Is there a minimum stay?

Most properties have a 3-night minimum stay. Some premium villas require a 5–7 night minimum during high season.

What is included in a fully serviced Rental12 stay?

Professional housekeeping, premium linens and towels, fully equipped kitchens, reliable Wi-Fi, smart self check-in (Vikey), guest support, and (where available) secure parking. We also include a welcome gift and beach kit items (such as beach towels and a parasol). All taxes and any optional extras are clearly shown at checkout.

Is cleaning included during my stay?

Yes—every stay includes a thorough, professional cleaning that takes between 2 and 4 hours, depending on the property. This ensures each apartment is spotless and fully reset before your arrival, with fresh linens, towels, and essential supplies. Cleaning is included but invoiced separately as part of your booking total. For longer stays (over 6 nights), we also include a complimentary cleaning on the 3rd or 4th day with fresh linens and towels.

I want to book a longer stay — do you clean my holiday home?

Yes. For stays longer than 5 nights, we include complimentary light cleaning every 3–4 days with fresh linens and towels. Our in-house housekeeping team ensures your apartment remains spotless throughout your stay — just the right balance of comfort and privacy. Extra cleaning or linen changes can also be arranged upon request for extended stays. Relax, unwind, and enjoy Sardinia — we’ll keep everything fresh for you.

Are beach towels and umbrellas provided?

Yes! All Rental12 apartments include beach towels, a sun umbrella, and a fashionable cooling bag with 4 freeze elements to keep your drinks cold at the beach. If you're staying longer, we’re happy to refresh your set mid-stay upon request.

Is there fast Wi-Fi in the apartments?

Absolutely. All Rental12 properties include high-speed Wi-Fi, suitable for video calls, remote work, streaming, and staying connected while you’re away. Many apartments also have designated workspaces or quiet areas ideal for digital nomads and remote professionals.

Do the apartments have air conditioning?

Yes—all Rental12 apartments are equipped with modern air conditioning systems to keep you cool and comfortable, even during Sardinia’s warmest months. Many properties offer multi-zone AC so you can adjust the temperature in each room to your liking.

Is check-in available 24/7?

Yes. With Vikey smart access, guests can check in securely at any time; our multilingual team is available if assistance is needed. Standard policy remains check-in from 3:00 PM and check-out by 11:00 AM, with early check-in or late check-out available for direct bookings when possible.

Are your apartments located in a ZTL (Limited Traffic Zone)?

Not all apartments are in the ZTL. Currently, only our Cavour, Garibaldi and Tigellio properties are within the (partial) ZTL. Hours and access rules can change seasonally. For guests staying outside the ZTL, access by car is straightforward; for city-center stays, we provide dedicated guidance to make arrival easy.

Is there parking available?

Yes, most of our apartments offer convenient parking options. Many come with access to secure gated parking and video surveillance, either directly at the property or nearby. For all city center listings, we offer dedicated parking at Olbia Parking

How many bookings does RENTAL12 have per year?

RENTAL12 continues to grow rapidly, with over 800 bookings and 2,400 guests in 2024. In 2025, we expect to welcome more than 1,300 bookings and 4,000 guests, followed by 2,000 bookings and 6,000 guests in 2026. Looking ahead, 2027 is projected to reach 4,800 bookings and 15,000 guests.

What if I have an issue during my stay?

Our team is available 24/7—and we mean it. Thanks to our Rapid Response system, most issues are resolved within 30 minutes. In the unlikely event you need independent support, you can also refer to our Webshop Trustmark profile.

Why do you request passport details and a selfie?

In accordance with Italian law, all accommodation providers are required to register guest information with the local authorities (Questura) prior to check-in. This includes a valid ID (such as a passport or national identity card) and, in many cases, a verification photo for security and compliance purposes.

At Rental12, we’ve made this process as smooth and secure as possible through our trusted partner Vikey. You’ll be guided through a one-time, digital check-in where you upload your documents and a quick selfie—just like at a hotel front desk, but without the wait. This ensures fast, contactless entry to your apartment and helps us keep our service running efficiently 24/7.

We take data protection seriously: your information is transmitted securely, stored only for the legally required period, and permanently deleted after your stay. No details are ever shared with third parties or used for marketing without your consent.

Can I rent my property via Rental12?

No. Rental12 is proudly the only true owner-operator in Sardinia. We do not manage properties for third parties or list homes from external owners. Every apartment and villa in our collection is personally owned, designed, and maintained by our team to ensure the highest standards of quality, cleanliness, and comfort. This model allows us to guarantee full transparency — no hidden commissions, no inconsistent standards, and complete accountability. It’s what makes the Rental12 experience truly unique in Sardinia.

Can I drink the water?

The municipality of Olbia says, "Tap water is generally safe to drink." Having said that, we strongly suggest you only drink bottled water!

Can I store my luggage before check-in or after check-out?

Yes! We offer a convenient luggage drop-off from 12:00 noon on arrival day and luggage pick-up until 12:00 noon after check-out. Many of our buildings include a secure area for short-term storage, and we’re always happy to help coordinate on your behalf. Just let us know in advance, and we’ll make sure your bags are safely stored so you can explore stress-free.

Can I book last minute?

Yes. You can book online via our website until 12:00 (noon) for same-day arrivals. After 12:00, bookings are on request only and depend on operational factors (e.g., schedule, sofa-bed setup). Just drop us a quick message via WhatsApp from the contact page. Please note that we’re not really built for ultra-last-minute bookings — you’ll receive a lot of information at once that’s normally paced out before arrival.

How fast do you reply on different channels?

Ultra fast. WhatsApp and in-app messages (Airbnb, Booking, VRBO): ~5 minutes in office hours. Email: ~15 minutes in office hours. Outside office hours we still monitor for urgent issues.

No. We are the only true owner-operator in Sardinia. We do not list third-party homes. Owning, designing and maintaining every property ourselves guarantees consistent quality, cleanliness and accountability.
