Every apartment, house and villa in the portfolio is fully owned — no mortgages, no leverage, no third-party debt. Your booking is protected by a financially stable owner-operator.
Not a marketplace. We own 100% of the properties we list. Every home is hand-selected, custom-designed, and maintained to the standard we'd expect for ourselves — CREO kitchens, designer lighting, secure Vikey smart access.

Floriana Panvini Rosati (CEO) and Kristina (COO) co-founded RENTAL12 in March 2021. Dutch precision meets Italian hospitality. Every guest decision still crosses their desk. They personally inspect every property twice a year, on top of the per-turnover 70-point check.

From the operations side
How we use AI
Everything we publish starts with a person. Our team researches, checks and writes the first draft — for our website, our guides and our news articles alike. We then use AI tools for the parts of the work that are craft rather than knowledge: tightening structure and language, catching inconsistencies, and translating between the languages we publish in. Every piece is then reviewed and edited by a person before it goes live.
AI does not make decisions here. It does not decide who gets a booking or on what terms, it is not used in any decision about a member of our team, and it does not set a price without a person approving it. Where our systems are connected to each other automatically, those connections move information and produce reports — people make the calls.
Our photographs are real. We do not generate images of our apartments, our buildings or the places around them. Where a photograph has been edited, the editing is limited to brightness, colour and cropping, and never adds anything to a scene or removes anything from it.
Prices, dates, opening hours, distances, safety information and anything we state about law or regulation are verified by a person against a real source before we publish them. When an automated assistant answers you on our site, it says so at the start, and a person from our team is always reachable.
Responsibility for everything we publish rests with Lion Development S.r.l., registered in Milan, Italy, operating from Olbia and Golfo Aranci in Sardinia. If you think we have published something inaccurate, tell us and a person will read it.
