Yes — Olbia is the gateway to the Costa Smeralda. You're 5–15 minutes from Olbia Costa Smeralda Airport (OLB), walkable to Pittulongu beach, 25 minutes from Porto Cervo / Porto Rotondo, and within day-trip distance of the Maddalena Islands, Gallura wine region, and the mountains of Barbagia. Holiday apartments in Olbia cost 60–80% less than equivalent Costa Smeralda stays while sharing the same beaches.

Yes. All RENTAL12 apartments accept babies and toddlers at no extra charge. We provide travel cots and high chairs on request (free), corner-protectors on glass tables in family-coded units, and stairgates for villas with internal stairs. Pittulongu and Golfo Aranci properties are walkable to sand beaches with shallow shorelines and free public showers. Kitchens have boiling-water taps so bottle prep is fast.

All AZULIS Tigellio units in the Olbia historic centre have TIM fibre-to-the-home (FTTH) with 1 Gbps down / 300 Mbps up, sufficient for 4K streaming, video conferencing and remote work. Mesh routers cover every room (no dead zones). AZULIS Pisano (Aldo Moro) and Villa Dumas (Golfo Aranci) use the same FTTH spec. Speed-test screenshots can be sent before booking on request.

Direct bookings on rental12.com require no security deposit. Bookings through Booking.com or Airbnb follow the platform's own deposit / authorization-hold policy (typically a small pre-authorization, not a deposit). For Villa Dumas (8-guest villas with private pool), we may request a refundable €500 damage deposit by bank transfer — disclosed upfront at booking confirmation.

Pets are welcome at selected RENTAL12 apartments (typically ground-floor AZULIS units with private gardens, plus Villa Dumas Athos in Golfo Aranci). A one-off €40 cleaning surcharge applies. We ask pets are not left unattended and that soft furnishings are protected. Confirm pet-friendly availability at booking — not every unit accepts pets, and during peak August we limit pet bookings.

Yes. Olbia tap water meets EU drinking-water standards (Directive 2020/2184). AZULIS apartments add a kitchen-tap filter for taste; Villa Dumas in Golfo Aranci has an under-sink filter and a 1,000-litre rooftop tank ensuring continuous supply even during summer pressure dips. Yes — pre-booked airport transfer from OLB to your apartment runs €35 for a sedan (up to 3 guests + luggage) and €60 for a 7-seater van. Driver meets you at arrivals with a RENTAL12 sign. Book at reservation time; payment in cash or by card to the driver.

Yes — parking is included free at every RENTAL12 apartment. AZULIS Pisano and AZULIS Apartments offer gated, video-monitored on-site parking. Minimum 2 nights year-round; 3 nights during August. Weekly stays (7+ nights) get a 5–10% direct-booking discount. Long-term residency (3+ months) available November–April at selected AZULIS Apartments — contact us for monthly self-catering rates.

Yes — RENTAL12 is on Booking.com, Airbnb and VRBO. But direct booking on rental12.com is always 10–15% cheaper because OTA commission is removed. Direct guests also get: zero security deposit, no platform service fee, faster WhatsApp support (8-min median vs OTA 24-hour SLA), priority on flexible check-in / late check-out, and access to weekly + monthly rate negotiation.

Both. Every RENTAL12 apartment includes one set of bath towels per guest (face, hand, bath) AND a dedicated beach towel per guest. Pool towels at Villa Dumas (Golfo Aranci) are provided in addition. Towels are changed mid-stay on weekly bookings; on request for shorter stays.

Every AZULIS apartment has a Nespresso-style capsule machine (compatible with Nespresso + Lavazza + Illy capsules) plus a Bialetti moka pot for stovetop espresso. Villa Dumas Athos additionally has a full pump espresso machine with grinder. A starter pack of 6 capsules + ground coffee + sugar + milk is provided at check-in.

Sardinia uses Italian Type L (3-pin) and standard EU Type F (Schuko) outlets — most modern devices work with EU Type C two-prong plugs which fit both. UK/Ireland visitors need a Type C/F adapter (€2–5 at the airport). North American visitors need a Type F adapter PLUS a voltage converter if the device is 110V only — Sardinia runs 230V / 50Hz. All AZULIS units have USB-A + USB-C charging outlets beside the bedside tables.

Direct bookings on rental12.com offer free cancellation up to 30 days before check-in (100% refund minus a €25 processing fee). 30–14 days: 50% refund. Less than 14 days: no refund, but we can re-book to alternate dates within 12 months subject to availability. Booking.com / Airbnb bookings follow their stricter platform policies.

Yes. We host weddings and group celebrations regularly — typically across multiple adjacent AZULIS apartments or by combining Villa Dumas Athos + Aramis (housing 16 guests with two private pools).
