Olbia, Sardinia – RENTAL12, Sardinia’s only full owner-operator of short-stay accommodations, has released its 2025 booking-channel results showing a decisive shift toward direct bookings and Airbnb, and a strategic reduction of dependence on Booking.com. These results reflect the company’s evolving mission: delivering transparent pricing, fair value and a more sustainable booking ecosystem for guests.
Direct Bookings Double in 2025
RENTAL12 achieved a major breakthrough with 17% direct bookings in 2025, up from 8% in 2024. This expansion is driven by trust-building initiatives, transparent communication and an improved website experience.
“Transparency is increasingly central to our business,” said co-founder Floriana Panvini Rosati. “But transparency is impossible when an OTA takes a whopping commission percentage that at the end our guests pay. Our guests deserve fair pricing, not structures that inflate costs without adding value.”
Airbnb Growth Continues
Airbnb rose to 42% of all 2025 reservations, up from 36 percent the previous year. Airbnb’s clear pricing and verified review system align naturally with RENTAL12’s Conscious Hospitality approach.
Strategic Reduction of Booking.com
Booking.com’s share dropped from 54% in 2024 to 36% in 2025. RENTAL12 forecasts further reduction to 28% in 2026, as part of its deliberate strategy to rely less on high-fee channels with less focused customer experience.
“Because of Booking.com’s weaker client support, high margins and muddy pricing structure, we prefer channels that offer clarity, fairness and direct contact,” Floriana added. “Shareholder value of OTAs does not give our guests any benefit. We want our price to reflect reality, not commission inflation.”
VRBO & PlumGuide Gaining Momentum
VRBO and PlumGuide bookings rose from 2 percent to 5% in 2025 and are expected to reach 8% in 2026, creating a healthier multi-channel portfolio built on partners with more transparent business models.
Record Revenue in 2025, Strong Outlook for 2026–2027
2025 was a standout year for RENTAL12 with turnover exceeding €900,000. The company projects:
- €1.25 million+ turnover in 2026
- €2 million+ turnover in 2027
These figures reflect portfolio growth, new flight routes into Olbia and expanding international demand.
2026 Booking Mix Forecast
- Direct bookings: 20% (up from 17%)
- Airbnb: 44% (up from 42%)
- VRBO & PlumGuide: 8% (up from 5%)
- Booking.com: 28% (down from 36%)
Focus on Transparent Partnerships and Sustainable Growth
RENTAL12 confirms its long-term direction: reduce dependence on opaque, high-fee OTAs and increase bookings via transparent, lower-cost channels that support sustainability and genuine guest value.
“We will continue shifting toward partners whose business models are transparent, fair and sustainable. Our guests deserve clarity and honest pricing, never inflated costs driven by external shareholder demands.” Floriana stated.
