Anastasia Duke

Lion Development & RENTAL12

Global Vision, Local Soul. Anastasia's design language is the result of a decade spent in the high-velocity real estate sectors of Dubai, Odessa, and Moscow. In these metropolises, she mastered the art of large-scale luxury, architectural precision, and the psychology of space.

Today, she channels that international rigour into the rugged, wind-swept landscapes of Sardinia. She doesn't just design interiors; she translates the silence and light of the Mediterranean into tangible, living forms.

Anastasia Duke, Design Director at Lion Development and RENTAL12

From International Skylines to Sardinian Stone

Moving from the polished steel of international skylines to the raw granite of Gallura required a shift in perspective. As Design Director for AZULIS and Lion Development, Anastasia founded her approach on "Intelligent Comfort" — a philosophy that rejects empty ornamentation in favour of sensory wellbeing.

She understands that true luxury is not about gold taps, but about the way light hits a textured wall at sunset, or how a room flows effortlessly during a summer dinner party. Whether revitalising a historic liberty-style apartment in Olbia or conceptualising a sea-view villa in Golfo Aranci, her goal is to create environments that feel inevitable.

The Architecture of Hospitality

Her role involves a complex orchestration of aesthetics and logistics. A beautiful room is useless if it cannot withstand the wear of a high-season rental. Anastasia bridges this gap, ensuring that the "AZULIS Standard" is met in every joinery detail.

  • Intelligent Comfort: Layouts are planned mobile-first, ensuring that flow, lighting, and utility are intuitive from the moment a guest drops their bags.
  • Mediterranean Modernism: A delicate balance where clean, uncluttered lines are softened by the warmth of vernacular architecture and organic shapes.
  • Zero-Kilometre Materials: A commitment to the island's geology, utilising Orosei marble, San Giacomo granite, and handcrafted chestnut woods.
  • Operational Logic: Every aesthetic choice is stress-tested for durability, ensuring the property remains pristine for years.

The Design Ecosystem

Anastasia's designs do not exist in a vacuum. She works at the centre of a tight feedback loop to ensure that "Design" translates into "Experience."

  • Visual Proofing: She aligns with Content Director Olha to ensure spaces are mobile-first — designing sightlines that look as stunning on screen as they do in real life.
  • Operational Reality: Every material choice is vetted by COO Kristina, ensuring that the beauty of Orosei stone or raw linen can withstand the rigours of the luxury rental season.
  • Facility Standards: Alejandro tests every material and finish for real-world durability and maintenance.
  • Guest Experience: Floriana feeds guest insights back into the design process, closing the loop between aesthetics and lived experience.
