Terme House Olbia is a renovated townhouse on two levels at Via delle Terme 19, a quiet street in Olbia's historic centre, just behind Corso Umberto. 80 m², two bedrooms upstairs, each with its own balcony over the old town, and a private fenced terrace. Room for up to six guests: made for families with older children and groups of friends.

🌿 Your Private Terrace

The terrace is fully fenced and not overlooked: a dining table for six, a hammock and an outdoor shower to rinse off after the beach. Perfect for breakfast or an evening aperitivo.

🛋️ Living & Kitchen

The open-plan living room has a comfortable sofa, a smart TV and fast Wi-Fi. The CREO designer kitchen has an oven, hob, dishwasher, fridge-freezer and an espresso machine; a microwave, toaster, blender and bread maker are available on request. Inside there is a table for four; outside, the one for six.

🛌 Bedrooms

The main bedroom has a king-size bed (160 × 200 cm), a walk-in closet and a workspace; the second bedroom has two single beds that can be made into a double on request. In the living room, a sofa bed with topper sleeps two more. Quality linens, custom pillows and blackout curtains throughout.

🚿 Bathrooms & Comfort

One full bathroom with a walk-in rain shower and bidet, plus a separate half bathroom. Quality towels, hair dryer, shampoo, conditioner and shower gel. Air conditioning and heating, a washer-dryer in the house and stone walls that keep the city noise out.

🏖️ Beach Kit Included

A parasol, fast-drying microfibre beach towels and a cool bag with freeze elements are ready for you. On stays of three nights or more, a jute beach bag is yours to keep. Pittulongu, Bados and Porto Istana are just a few minutes' drive away.

🪜 Stairs & Luggage

The bedrooms are upstairs, reached by a narrow spiral staircase: it has plenty of character, but it is worth knowing if you are travelling with small children or with anyone less steady on their feet. An outdoor pulley hoist lifts your suitcases straight to the upper floor.

📲 Arrive Any Time

Self check-in runs 24/7 with Vikey: a link in your browser, nothing to download. Register with your ID, as Italian law requires, confirm with a quick selfie and open the door from your phone. After your first entry you also receive the key-box code, so you can use keys or the link, whichever you prefer. Book direct and you check in from 15:00 and check out by 11:00, an hour earlier and an hour later than through the booking platforms (16:00 and 10:00). Arriving early? You can always drop off your luggage at the property from 12:00; just give us 30 minutes' notice.

🚗 Parking & ZTL

Via delle Terme 19 is outside the ZTL, so you can drive right to the door to unload. The limited traffic zone starts just a few steps away, though: the camera gate at Via delle Terme and Via Acquedotto Romano is active 24/7 and the city issues no permits to visitors, so follow our arrival instructions rather than your navigation app. Free public parking is around the corner by the Ferris wheel; for a secure space, our private gated car park at Via Sassari 20 can be reserved (paid): message us before arrival.

🍽️ The Old Town on Your Doorstep

Corso Umberto, Olbia's street for restaurants, cafés and boutiques, is around the corner, while your own street stays quiet and residential. By car: 10 minutes to the airport, 8 to the harbour, 15 to Pittulongu and 20 to the Costa Smeralda. On request: a crib, high chair and baby bath.

This home is hosted directly by the owners, Floriana and Kristina, with our own team here in Olbia. Message us whenever you need something; we usually reply within minutes. On stays of six nights or more, a mid-stay clean with fresh linen and towels is included, then every four nights after that.
